Parties Involved:

Seller: ABC Landowners LLC
Address: 789 Elm Street, Springfield, IL 62704

Buyer: XYZ Investments Inc.
Address: 456 Maple Avenue, Springfield, IL 62705

Description of the Land:

The property subject to this agreement comprises approximately 10 acres of land located at 123 River Road, Springfield, IL 62704, including all rights, privileges, and appurtenances thereto, as described in Exhibit A attached hereto.

Purchase Price and Payment Terms:

The total purchase price shall be $150,000, payable as follows: an earnest deposit of $15,000 upon signing this agreement, with the balance of $135,000 due at closing, payable via wire transfer or certified check.

Closing and Transfer of Title:

The closing shall occur on __________________, at which time the Seller shall transfer clear title to the Buyer upon full payment. Possession shall be delivered immediately upon closing.

Title and Due Diligence:
