Description of the Premises:

The leased premises consist of commercial office space located at 789 Maple Avenue, Suite 300, Los Angeles, CA 90001, including access to shared facilities and improvements provided by the lessor.

Lease Term and Rent:

The lease shall commence on __________________ and expire on __________________. The lessee agrees to pay monthly rent of $3,500, payable on the first day of each month via check or electronic transfer.

Security Deposit:
